Retooling of Pearl-Marzouq included architecture, landscaping, interior design, branding, signage, and wayfinding for the 40,000 sqm project on an 11,000 sqm plot. The once private courtyard has been opened to the public, integrating the complex with its surroundings. The central courtyard, ‘al-howsh’, was elevated to align with the perimeter plinth, doubling its frontage. This was achieved by compacting debris from demolition operations on the site.
The new courtyard design retains elements of the original structure, with the pool pit filled with soil for large trees and concrete troughs marking the building’s structural bays. Hyperbolic HDPE tensile membranes span between buildings, providing shade from the Kuwaiti sun.
A C-shaped residential block flanks a central glass pavilion along the main road, now serving as the main reception area. This reorientation consolidates access points through the central courtyard. The complex comprises 128 apartments of various typologies, including duplex units and multiple-sized penthouses. The nine-storey buildings feature four duplex apartments topped by a penthouse floor, with skip-stop elevators creating a dynamic façade.
The external sandstone façades are reinforced with expanded aluminum mesh, preserving the aging sandstone without concealing it. The reconfigured apartments and façade treatments offer breathtaking views, with maximized windows openings to the living areas and V-shaped balconies replacing relocated closet spaces creating ‘bay-windows’ in the bedroom areas above.
